Moving to Augusta, GA?

Are you looking to move to the Augusta, GA area?  Curious about Augusta’s real estate market?  Confused about the different counties, neighborhoods, etc.?   Want info on the local schools?  Love to shop and eat out but know nothing about the area’s restaurants and shopping?  Well hopefully in this post I can give you some useful information and resources to answer some of your moving questions.

The ‘metro’ Augusta area is essentially made up of 3 counties:  Richmond County, Columbia County, and Aiken County.  Augusta is in Richmond county.  Augusta is the home of the Medical College of Georgia, Augusta National (host of the Master’s Golf Tournament), the Green Jackets minor league baseball team (affiliated with the San Francisco Giants),  Augusta State University,  the Veterans Administration and University Hospitals, and Fort Gordon.  Augusta is the last stop upstream on the Savannah River.

If you are interested in living in Augusta there are very few subdivisions, however there are some popular areas like Summerville, Lake Aumond, Forest Hills, Kingswood, and downtown (although if you are looking to buy this option is limited).  If you are looking to be close to MCG  and University Hospitals,  Summerville tends to be a preferred area due to homes being within 5-10 minutes from either.  The median home price sold in Augusta, Richmond County from 4/30/08 to 4/30/09 is $112,533 with a high of $799,000 and a low of $3,500 with an average of 102 days on the market.

Columbia County has three areas that are popular to live in: Martinez, Evans, and Grovetown.  Grovetown is more of a town unto itself.  Evans and Martinez are areas of Augusta and it is difficult to differentiate between when one ends and the next begins.  Columbia County is home to large employers like Club Car, & John Deere, and upscale gated communities like West Lake or Jones Creek.  Columbia County has lots of subdivisions.  Popularity of subdivision depends on your price range and what kind of neighborhood amenities you are in search of.  The median home price sold in Columbia County from 4/30/08 to 4/30/09 is $200,733 with a high of $1,700,000 and a low of $9,000 with an average of 118 days on the market.

Aiken County is on the South Carolina side.   North Augusta is the town in closest relation to Augusta in Aiken County.  It is essentially a suburb of Augusta separated by the Savannah River.  This little sleeper offers the Greeneway (a walking path), Nike Peach Jam ( a highschool basketball invitational), easy access to I-20, and the feel of a small town.  This small community offers the essentials for daily life - grocery stores, Wal-Mart, Lowe’s, and some fast food.  For everything else most North Augustans go across the river into Augusta.  Some of the more popular neighborhoods are Hammond Hills, Bergen Place, Lakes and Streams, and homes on the river.  The median home price sold in North Augusta, Aiken County from 4/30/08 to 4/30/09 is $159,628 with a high of $1,175,000 and a low of $5,000 with an average of 123 days on the market.

Schools- one of the most popular questions asked to me is ‘What is the best school?’  Truthfully, I have no idea.  I have one child who is 5 months old and school is not in my vocabulary yet - I am still working on a full night of sleep.  From people that I have worked with in the past, Columbia County and South Carolina schools seem to be pretty popular.  However, you don’t have to take my or any one else’s word for it anymore!  Thanks to the world wide web, I can offer you a report card on the schools you are possibly interested in sending your kids to!  Click on the respective States for more information!  Georgia or South Carolina.

Shopping- aaahhh an American past time!  Augusta offers tons of great specialty shops in the Surrey Center, Downtown, in strip malls etc.  There is no shortage on great little stores - however that is a post for another time.  If you are coming from out of town you are looking for some old favorites, stores that make you feel at home regardless of location.  Well Augusta’s Magnolia Mall offers everything from Abercrombie & Fitch to Williams-Sonoma.  Don’t worry there is a Dillard’s and a Macy’s too!  For a complete list of your tried and true favorites at the mall, click here for the mall directory.

Eateries- my favorite subject.  Being a rather large city, Augusta has a wide array of places to eat.  A good number are chains you are familiar with- Outback, Bonefish, Applebee’s, Chop House, Miyabi’s, California Dreamin’, Monterrey’s, Hooters, Olive Garden, and so the list goes on.  Augusta even touts some unusual restarants such as TakoSushi - a southwestern sushi bar.  Yes- you heard correctly- they serve southwest/mexican favorites alongside sushi - killing two cravings with one restaurant!  There are also tons of great little local places and hole in the wall restaurants to choose from as well.  So have no fear, Augusta offers a selection of food for almost every taste palate!  If you ever need a suggestion- just let me know- I am pretty sure I can direct you to some great local favorites to satisfy your need for some good groceries.

So, where does the Augusta Real Estate market area fit into all of this?  The average median closing price for Richmond, Columbia, and Aiken County residential property for 4/30/08 to 4/30/09 is down 2.1% from 4/30/07 to 4/30/08.  In the same time frame, ‘days on market’ has gone from 87 to 113 days.  So what does this mean to you?  Well, as a buyer it is great news!  It appears to defy all logic because negatives are never better, but it is good in 2 regards.  One, it is a great time to get a good deal on a home- it’s a buyers market.  Sellers are having to sell their homes for a bit less on average than they did the previous year.  The second good thing is - the market did not royally crash here.  Yes, that means you will not get a house for $20 grand less; however it is a sign of a pretty stable market.  So when you are no longer a buyer and are a seller, it means that even in a tough market your home’s value will not tank so far that it enters a place of no return!

As with anything - there are those who love the Augusta Area and those who hate it.  I happen to be on the love it side.  This area offers pretty much anything one could need or want.  The bonus to it all is that you are not as bogged down with traffic and the hustle and bustle of the city.  It has its moments during the Masters and with construction, but as a general rule Augusta still has a lot of Southern Charm.  The people are friendly, the food is good, and for the Northerners trying to escape horrible winters- it almost never snows here.  What more could you ask for?

Top 10 ways babies are like Real Estate

Hello to all of my blog readers!  It  has been very difficult to update the Elegant Augusta Real Estate Blog frequently.  My new baby boy keeps me busy, and between him and business it has been hard to write blog posts.  But he has provided me with some inspiration… I have learned that real estate and babies have some things in common!  Here are my top 10 ways babies are like real estate:

  1. Showing 40+ homes in Augusta’s July heat; or 12 hours of labor.   Both make you hot and sweaty, make you want to strangle the person who put you in this position, and in the end are a pain in the rear (pun intended…)
  2. Helpless baby who must depend on you for everything; or helpless Realtor on the other side of a transaction who can’t fill out a form properly or turn their documents in to the lender or lawyer.  I will take the baby!
  3. Pacifiers - cute little plastic objects babies suck on to make them feel better.  Margaritas - adult pacifier to make the weary Realtor feel better.
  4. Real estate is expensive.  Babies, even MORE expensive…
  5. Real estate negotiation is all about getting the best deal so no one cries;  negotiation with a cranky baby is impossible - someone is always crying!
  6. Real estate can be a dirty business, but babies are WAAAAY dirtier!!
  7. Dealing with demanding clients is like having a baby poot on you - it just STINKS but you have to laugh.
  8. Touring homes for sale and taking care of babies results in lots of hand washing.  You can never escape sticking your hand in some kind of mystery goo.
  9. Eventually, someone always gets peed on.  Real estate, figuratively;  babies, literally.
  10. When someone gives a big smile after buying their first house, it is a great moment.  Just like when your baby looks up at you and smiles - which is always a fantastic moment.

Lydia Taylor gives birth to Baby Max

Baby Max

Lydia gave us a very special surprise Wednesday by giving birth to our first child.  Our baby Max Robert Taylor was delivered at 10.58 pm on Wednesday November 19th.  He weighed 7 pounds 9 ounces and was 21 inches long.

I didn’t know the gender until the doctor held him up.  Lydia, I don’t know how you kept the answer to the boy-girl question secret so long, but you did it!

Lydia is home now and recovering well.  I was in the delivery room the whole time and I’ve never been prouder of my wife than that day.

Thank you Lydia!!  I love you so much and can’t possibly tell you how much joy you’ve brought into my life!

We would like to say a special thanks to Delivery Nurses Jane & Michelle at University Hospital who did a fantastic job keeping us calm, giving Lydia excellent care, and answering all our first-parent questions!

I’d also like to say, “Thank you” to our family, friends, and workplaces for the beautiful gifts, flowers, cards, and phone calls.  Max is such a joy to share with all of you!

Augusta Real Estate Market Report - Oct 24, 2008

This morning, I took a look through the Augusta MLS to see the number of residential listings for sale today.  Then I compared the numbers to my last Augusta real estate market report, which was on April 7th.

Richmond County: 1641, 1591, 3% less homes
Columbia County: 1464, 1568, 6% more homes

Aiken County: 534, 493, 8% decrease in homes for sale
Edgefield County: 68, 67, slight decrease

Augusta, Georgia: 1273, 1240,  2.6% fewer homes
Evans, Georgia: 601, 604, slight increase

North Augusta, SC: 316,  301, 5% less homes for sale
Aiken, SC: 125, 115, 8.7% less homes for sale

[First # is the number of homes for sale on April 7th, 2nd number is homes for sale today, followed by % change.]

The inventory is static or decreasing throughout our area.  But one of the most desirable areas that I cover, that being Evans / Columbia County, shows increasing inventory.  This is a trend we’ve seen for a while now.

In Augusta there has been an influx of large companies coming into the area over the last year, with hundreds of new jobs being created.  That certainly helps explain the decreasing inventory in that area and North Augusta.

Decreasing inventory is great for home owners & sellers, as home values start to rise.  Less inventory is bad for buyers and of course your humble real estate professionals, who fight for a smaller slice of the pie.  But hey, the cream always rises to the top, does it not?  I welcome competition :-).

One thing I have seen is that the rental market is staying strong.  While I don’t handle rentals, it’s not unusual to get several queries a week about them.  Despite interest rates being low, and the housing market offering lots of inventory at great pricing levels, many people still choose to rent.  It’s a perfect storm for landlords- being able to increase their number of units at low pricing levels with strategic buys, and keep them occupied.  I work with several high volume landlords, and they are certainly taking advantage of great interest rates to increase their holdings.

As always - when selling anything in a highly competitive market - marketing and pricing mean everything.

Promotion of my listings over a number of websites is one thing I do, along with a competitive market analysis to make sure I set the price right.  I make up fancy flyers to distribute around the area & make available for web users to download.  Often times I’ll even go door-knocking around the neighborhood to see if the neighbors have any friends looking to relocate.  I also send out an email to the thousands of registrants to www.NorthoftheSavannah.com.  Usually within 24 hours of promoting a property online, I can get several hundred interested buyers looking at it, resulting in several in-person showings during the next few days.

I also have a fine-tuned network of fellow Realtors that I leverage in my seller’s favor.  For my recent listing on Barbara Lane, I managed to show the home to over 40 real estate agents on the first day of listing.  I’d say that’s EXPOSURE!

State of Augusta Real Estate Affairs… and My Bailout Plan

The news has been bombarded with information on how the economy is falling apart.  With the crumbling economy the news media claims there are no loans out there - even for qualified buyers - to purchase a car, house, or charge anything on your credit card.

Well, I am unable to tell you anything about cars, credit cards, and what in the world the government and Wall Street are doing.  But I can tell you about getting a loan and buying a house.

Local experts support what we here at the Elegant Augusta Real Estate Blog have been saying for a while now.  Last Tuesday night, local news station WJBF Channel 6 held a live local forum speaking with experts in the area… including Patrick G. Blanchard, Vice Chairman of the Board of First Bank of Georgia and Tommy Blanchard, President of Blanchard and Calhoun Real Estate Company.  Mr. Blanchard of First Bank said there were plenty of loans available to purchase a home.  Of course qualifying will be necessary (i.e. have a job and decent credit), but local banks like First Bank, Queensboro, and GB&T still have the same investors and are still working to make sure that you can get a loan on your new home.  Mr. Blanchard of Blanchard and Calhoun Real Estate Co. is saying that it is a great time to buy.  With extra inventory, historically low interest rates, and stable home values, the Augusta area real estate market is perfect for buyers.

Does this mean that it is a bad time for sellers?  No!  If you get a real estate professional’s help, make sure that the home is as “salable” as possible (looks good, smells good, and is in good repair), and price it right, then selling your home is very possible in our area.

My bailout plan for home buyers:

1.  Turn off the Television, put the remote down, and slowly back away!  With all seriousness, you are hearing from politicians and news broadcasters that have absolutely no expertise in real estate much less real estate in our area.  The broadcasters need and want you to watch and so the more dramatic the better.  Politicians need you to feel good about spending your tax dollars and get you to vote for them again.  So they might not be they best people to listen to for your real estate needs.  With all that being said, each market is distinct and different and the problems that are affecting California and the Midwest are not the same issues that we face here in the CSRA.

2.  Let me get you in touch with one of our fantastic lenders at a local bank.  They will be able to ease your lending fears, give you some great advice on lending programs available, and help you get pre-approved to buy your new home.

3.  Susan MacEwen (my buyer’s agent), or I can help you sift through the hundreds of homes available to find one that fits your needs and budget best.

4.  Once you find the home you desire, we will put together a competitive market analysis to let you know what the home is really worth vs. what the home is listed for.

5.  We will help you put together a comprehensive plan on making a fair (not overpriced) offer to the seller.  And, if you are interested in several homes equally, we can put together a multi-tiered plan together.  Then use that for submitting multiple offers to use that as leverage to get a good deal for you on one home.

6.  Lastly, we will help you through the phases of the home buying process from home inspections to closing day!

My bailout plan for home sellers:

1. You too, please walk away from the television.  You are not doomed to foreclosure and your home value is not tanking overnight.  My own home has increased $17,000 in value in two and a half years.  Your CSRA home likely also has increasing value and we can sell it before you reach the road to foreclosure.

2.  I have unprecedented internet marketing capabilities in the CSRA.  I can contact not only local buyers but buyers across the U.S. and the world!  Finding a buyer usually is not a problem.

3.  I will put together a Competitive Market Analysis to make sure that you are competing fairly in the market.  Proper pricing is fundamental to selling your home.

4.  I will give you tips and suggestions on how to get your home as “salable” as possible.  The goal is to make the property look, smell, and be in the best condition possible.

5.  Give you the best professional service and communication I can.
