Broker’s Training Update

Caroline Ashe Your Source in Augusta, GA Real Estate February 28th, 2007

I did complete my last required course for my Broker’s license in Charleston, SC last week. This week-long course segment has an approximately two hour test that you must pass to show proficiency on the required material. I’ve passed it now, so I’m done with the training!!

I can’t sit for the South Carolina Real Estate Broker’s Exam immediately though, because they require history on my Georgia Agent’s license. So now I wait for Georgia to send my information to South Carolina. Grr. Hopefully, all the information and forms will get out of beaurocratic limbo and I can sit for the exam sometime in the next 4 weeks. I can’t wait to start studying! Wish me luck!!

Augusta GA Real Estate Market undervalued, according to CNN Money

Caroline Ashe Your Source in Augusta, GA Real Estate February 23rd, 2007

According to CNN, 65 of the nation’s 299 biggest real estate markets are severely overpriced and subject to possible price corrections.

The Augusta Georgia real estate market is NOT one of them.

The good news is the Augusta area comes in at -2%. That means that homes in this area are selling at slightly less than the ‘real’ market value. While that is not good news for home sellers, it does indicate that the market is not vulnerable to the real estate bubble burst the mainstream media pundits like to rant about. Anything but! The local market here is slightly tilted to buyers and investors.

You can read the full article here. Are you curious where the most hyper-inflated real estate market is right now? Well, it’s Naples, Florida, at an amazing 84% overinflation rate! Apparently home buyers there aren’t worried about Jeb Bush OR hurricanes.

Bunny rabbit + bells + music = cuteness!

Ok, this has nothing to at all to do with real estate. Nothing at all. But sometimes, just sometimes, you have to take a break and do something entertaining for a minute. Or two.

Click to make the bunny jump, and then move around and keep aiming for the bells.

I-20 and I-520 (Bobby Jones) construction about to start

Caroline Ashe Your Source in Augusta, GA Real Estate February 22nd, 2007

Everyone in the North Augusta area is bracing for the roadwork about to begin for the Bobby Jones Highway extension. There’s an article about it today in the paper:

That’s because one of the biggest construction projects in Georgia, set to cost $160 million, is about to get started at that intersection in June.

It won’t be complete until 2010.

“The good news is there’s a lot of improvements about to take place,” said Mike Thomas, a Georgia Department of Transportation District 2 engineer. “The bad news is there’s going to be some inconveniences.”

Yeah, no kidding Mike! There is no question that the added convenience of a widened I-20 and easy access to South Augusta will bring lots of growth to the area. Small-town North Augusta is growing up!

Sizzling Home Sales Flyers

Caroline Ashe Your Source in Augusta, GA Real Estate February 19th, 2007

I found an nice article on home flyers at Ezine written by Jeannette Fisher. A snippet follows:

Did you know that the sales flyer is the most important tool in selling a house?

The one sales technique that most real estate agents fail to use effectively when they make flyers is listing BENEFITS. Like the sales letters you see on websites, a powerful selling flyer will concentrate on a home’s benefits to the buyer.

Here’s a sampling of possible benefits:
1. Enjoy your private park-like garden
2. Get the space you need to spread out
3. Live in a romantic hideaway
4. Sleep without traffic noise
5. Walk to schools, parks, and shopping
6. Seller will help pay your closing costs
7. Buy with no money down
8. Move in without having to paint or fix a thing
9. Swim in your own private lagoon
10. Enjoy your own personal luxury spa
