Augusta’s New Kroc Center

Augusta has exciting news! The awaited opening of The Kroc Center is Augusta 6, 2011….only 16 days away! All of Augusta is a buzz as they say! I often get asked, “What is The Kroc Center?”

The Kroc Center  is more than a community center, but in a sense that’s exactly what it is. A place where people from all walks of life will learn, play and be entertained. The Kroc Center spans a 17 acre tract in the historic Harrisburg community along the banks of the Augusta Canal. Renovation of several historic homes and a Harrisburg church are under way as well. With 100,000 of square footage The Kroc Center will be a place to be and be seen in Augusta!

The Kroc Center has 5 main services for the Augusta community:

  • A full continuum of services will be provided in one center, including:

    • rent and utilities assistance
    • access to veteran, senior, and other services

  • A full-sized fitness center, including:

How did The Kroc Center come to be? The estate of Joan Kroc bequest the single largest amount of $1.7 billion to establish Ray and Joan Kroc Corps Community Centers across the US.  The Salvation Army in Augusta, in 2006 saw a wonderful opportunity and applied and was granted a Kroc Center which came with $33.9 million in construction money and an 33.9 million in operational endowment. After the Salvation Army earmark money for additional operational monies, the city of Augusta was tasked with raising $20 million to finalize and secure The Kroc Center in Augusta. The city’s government and it’s resident’s enthusiasm and support was efficient and The Kroc Center is a beautiful addition to Augusta.

From downtown Augusta:Take Broad Street towards Lake Olmstead. Pass 15th Street and Crawford Avenue. Turn right on Eve Street. Kroc HQ is on the left in 115 Eve. Parking is available in the rear alley and on the ends of the row of houses.

From Washington Road: Take Washington Road towards downtown. Washington Road will turn into Calhoun Expressway. Take the Eve Street/Crawford Street exit from Calhoun Expressway. Turn left on Eve Street. Cross Broad Street. Kroc HQ is on the left in 115 Eve. Parking is available in the rear alley and on the ends of the row of houses.

From I-20 via Riverwatch:Exit I-20 and take Riverwatch Parkway towards downtown Augusta. Turn right on 15th Street. Turn right on Broad Street. Pass Crawford Avenue. Turn right on Eve Street. Kroc HQ is on the left at 115 Eve. Parking is available in the rear alley and on the ends of the row of houses.

One entry was emailed by a reader and it’s theme certainly deserves a place on this week’s list and  for those of us in the south think cool thoughts with a welcomed look at the number 1 photo!

Top 5 Things to Know When Choosing a Realtor

#1 – Look for a Realtor who is a member of your local board of Realtors and the National Association of Realtors

   Why? Realtors who are members have to abide by a strict Code of Ethics when dealing with the public, clients and their fellow Realtors. Only members can call themselves Realtors, non-members are merely agents.

#2 – An agent should disclose and explain their role and who they represent at first contact.

  Why? When you hire an agent to represent your interest, whether buying or selling,  your agent MUST disclose at the first reasonable chance if there is any conflict of interest between the agent and the represented party. Make sure they can explain the difference between dual-agency, designated agency and cooperating broker.

#3 – The agent should advise you on how to prepare your home for market if you are selling and should give you realistic expectations about pricing and negotiation if you are buying.

   Why? One of an agent’s duties is to educate their clients.  The agent is the expert in real estate.

#4 –   Be sure the agent is professional, shows enthusiasm, listens well, instills confidence and has a personality that compliments yours.

  Why? You are going to be discussing your largest financial decision therefore,  you must work as a team and you must get along. Communication is KEY!

#5 – The agent should have already researched the market and be able to discuss market price and recent homes that have sold. (If you are selling) The agent should research the market and know what a “good deal” is for homes on the market and again guide and educate you as the buyer of a realistic outcome.

  Why? The agents duty is to, above all, look out for your best interest whether you are buying or selling.  Make certain your next agent represents YOU and not their pockets.
