I’ll open with an apology for missing last week’s numbers. I was on vacation in beautiful Charleston SC- blissfully away from any type of internet connection. I’m well rested now, and starting to get caught up with the inquiries that came in while I was out.

So without further ado, I’ll present this week’s residential home listings data and contrast that with my figures from September 4th. It’s easy to see a trend as listings are up in all areas that I measure.

Richmond County: 1510 [+ 37]
Columbia County: 1216 [+ 32]

Aiken County: 512 [+ 11]
Edgefield County: 68 [+ 4]

Augusta, Georgia: 1179 [+ 28]
Evans, Georgia: 458 [+ 7]

North Augusta, South Carolina: 281 [+ 2]
Aiken, South Carolina: 127 [+ 11]

Well it’s another month and a whole new start for the Augusta GA real estate market. The kids are in school, fall is in the air, and we’ve enjoyed a restful Labor Day weekend. Usually about this time we enter a lull in real estate, since most movers are younger families with kids and it’s more difficult to transition a family once the little ones have started school.

Strangely, I haven’t seen a slowdown in the market yet. In fact, I see more real estate activity right now than I’ve seen all year. Normally we have a reasonable amount of investment activity with rental homes and flips. And of course snowbirds and the independently wealthy who buy here for the amazing golf communities we have here in Augusta. But I’m seeing that and a fistful of buyers ready to take advantage of all the homes on the market.

So forget all that CNN ’sky is falling’ nonsense about the real estate market crash. Real Estate is just a bunch of micro-markets. They may be affected by national lending policies -and overall economic activity- but at the end of the day, every market is different. And the Augusta real estate market is fine.

Augusta Real Estate Market Report - August 27, 2007

For this week it’s apparent that a lot of property changed hands in the Augusta/Richmond County market. Overall though, inventory levels across the area are relatively unchanged.

Since new listings are keeping pace with homes sold, one can draw the conclusion we have a pretty healthy market at the moment. We are entering the fall slowdown when real estate activity begins to slacken due to the kids getting back to school. Let’s hope that inventory levels keep their steady pace in the downward direction.

Augusta Real Estate Market Report - August 20, 2007

The numbers for Augusta area homes for sale in my MLS database today indicate the market is staying static for the moment. The figures in parentheses show the 7-day changes. Generally all areas are down slightly for listings, except for the Richmond County/Augusta area which showed a slight uptick.

In my opinion we want to see these numbers continue to shrink. There is a large amount of inventory on the market right now- which means it’s a buyers market if you can secure the financing. Unfortunately, sellers continue to suffer holding costs as it is taking a slightly longer time for the average home to sell.  Still, the Augusta market has been less affected than most for the national real estate slowdown.  Expect your average home listing to stay on the market 30-40 days.

Aiken County: 500 (down 16)
Edgefield County: 61 (+2)
